Position Summary:

The Director of Real Estate Project Management manages Capital Planning for a varied portfolio of UJA properties (day camps, sleepaway camps, community centers). The Director serves as Project Manager for UJA-driven capital projects and provides oversight and expertise to partner agency projects, which lease these properties from UJA. The Director also oversees any capital projects and lease renewals at UJA’s two (2) regional offices. The Director reports to UJA’s CFO and manages all project consultant contracts. The Director interacts regularly with UJA Planning and Network Departments, Legal, Capital Projects Fundraising, Purchasing, Accounting, HR, IT, Legal, Conference as well as Network Agency Partner executives.

 

Major Responsibilities:

 

  1. Real Estate Initiatives, Capital Projects and Asset Management

Within UJA’s current and prospective property portfolio, the Director is a key team member for planning, budgeting and contracting.  He/she is responsible for oversight of bidding processes and contract awards for UJA-driven projects.  Additionally, the Director provides oversight and support for capital construction projects at UJA’s partner agency operated properties as well as review and approval of UJA’s internal process to preserve the design intent for all UJA capital investment in such properties.

 

  1. Contract Administration

The Director negotiates and administers UJA-driven capital construction projects for renovations or new development for UJA-owned properties that are operated by its independent agency partners.  He/she plays a key role in planning for UJA capital initiatives that can include major repairs, improvements, and equipment replacements, selects and manages consultants and contractors to perform the work and negotiates related contracts, and reviews and approves related invoices. The Director interfaces with the Legal, Accounting, and Human Resources departments and to a greater degree, UJA’s mission-driven departments for Planning and Network.

 

  1. Asset Management and Optimization of Real Estate Holdings

The Director oversees UJA’s internal review and approval processes for all agency-driven projects to ensure that all work on its properties is consonant to established design standards and the effective operation of these properties.   The Director is a key member of the Real Estate Optimization Committee and as such, supports the activities of the committee and interacts directly with lay leaders. He/she evaluates the feasibility of proposed new development projects and the potential for revenue generating contracts.  Additionally, the Director coordinates and supports the regional office executives and office managers for all FF&E modifications, IT/AV upgrades and lease renewals. 

 

Qualifications and Competencies:   

  • 10 + years of related project and property management experience, 5 + years of management experience.
  • Background in coordinating project teams of architects, engineers, contractors, vendors, expeditors, and construction trades. 
  • Familiarity with disaster recovery plans, EAP Fire Life Safety plans, New York City energy efficiency codes, LEED, NYC DOB and FDNY regulations, and smart building technology.
  • Bachelor’s degree required, preferably in Architecture, Engineering or Real Estate Development.  Licenses, where appropriate, preferred.
  • Thorough Microsoft Office 365 (including Excel, Word, PowerPoint, and Outlook).
  • Good written and oral communication skills.
  • Strong analytical skills.
  • Superb collaboration and interpersonal skills and ability to interact positively with UJA staff, senior staff at network agencies, and UJA lay leaders.

 

Salary:

$150,000 to $160,000. Commensurate with experience and qualifications.

TIME OFF

We offer a generous number of vacation days and have the Jewish holidays off as well. Fridays our offices close early (October to March at 3:00 pm and April to September at 4:00 pm). All so you can relax and recharge.
